How do we purchase a lot?
We understand that, as there are limited numbers of prime lakeview and walkout lots, you may be in a hurry to ensure you can get the lot of your choice. A simple phone call to our office can put your lot on reserve until you have a chance to see the site and confirm your lot selection, after which a purchase contract is signed and a $5000 deposit is sent in for conveyancing.  Once the lawyer's office processes the paperwork and the remainder of the purchase price is paid,  title of your lot is transferred to you.

How soon will the lots be ready to occupy?
The lots are completed and ready for occupation.

Is there financing available?
Yes, we do offer a limited time, limited number of financing options for purchasing a lot. As well, we have mortgage broker contacts that have unique access to various financing options and lenders that are familiar with the Aspen Rise project.  Contact us for further details!

Is there a forced build commitment?
Unlike most other developments out there, we do not dictate that you have to build a cabin within a set time limit and there is no forced buy-back of your lot, there is simply an incentive to build within 7 years. At the time of lot purchase, a Build Commitment Deposit of $2500 is provided to the Summer Village of Parkland Beach. If you begin building your cabin within 7 years of the lot purchase that deposit will be refunded, otherwise it is kept by Summer Village of Parkland Beach, and you continue to own your lot and use it at your leisure.

Is it really true we can camp on our lot?
Yes!  Even though there is an incentive to build your lakeside retreat sooner than later, we recognize that this is not always possible or your situation may change. To provide the most flexibility for your family and friends to enjoy the summers at Parkland Beach, you can camp and even park up to two RV's on your lot until such time as you build or while you are building the weekend getaway cabin, but you cannot construct any accessory buildings until you actually build a dwelling. The Summer Village of Parkland Beach bylaws provide the specific details of what is allowed in this situation.

Do we have to use a prescribed builder?
No, it's BYOB - Bring Your Own Builder. In fact, you can build your own dwelling if you wish.  We do have a few recommended builders such as True North Log Homes, www.truenorthloghomes.com, Cameron Manors, www.cameronmanors.com , Scarlett Built Homes from Sylvan Lake, and Homes by Trevor from Sylvan Lake as well that have special pricing for Aspen Rise.  We also recommend calling Trevor Sigfusson (403-598-1034), who can provide General Contracting to arrange servicing of your lot, the foundation, or even build your cabin for you!

What about Architectural Controls?  Do we have to build a large and expensive Arts-and-Crafts timber-and-stone house?
No, you do not have to build a large expensive house. The Architectural Controls are simply aimed at creating a cottage community to fit that of the existing surrounding Summer Village. We are looking for traditional lakeside cabins, cottages and houses with inviting elements such as porches and wrap-around decks, and you can start as small as 650 ft2. Please note that mobile homes and park model RV's are not allowed under the Summer Village bylaws, but there are many pre-manufactured and ready-to-move cabins that are perfectly acceptable, and quite affordable!

How large are the Aspen Rise lots?  Can we have a basement?  Do you have any lots that allow for walkout basements?
The lots are a minimum of “1/2 acre” or 20,000 sq. ft., or approximately 100' by 200'. As you can see by the Lot Inventory, most of the lots in Aspen Rise are larger than the minimum 0.46 acres, and many also allow for the placement of walkout dwellings.  Unlike most of the Summer Village, by being back from the lake our site sits high enough above the water table that you can have a full basement anywhere in Aspen Rise.  We do have lots that allow for walkout basments - the "Lot Type" on the Lot Inventory plan states which lots provide the ability for a walkout basement.

How close is Aspen Rise to the beach?
The beach is about 500 metres, just a 5 minute stroll from Aspen Rise. Our local trails join the existing tree-lined trail at the south east corner of the site that goes straight to the beach.

Is there a boat launch or marina?
As our amenities map shows, there are boat launches in immediate area. The Summer Village owns and maintains a boat dock with floating pier, from which you can rent a seasonal boat slip.

What is a Lakeview Lot?
There are a number of lots on the hill at the uppermost point of the development that are high enough to see over the existing Village and provide panoramic views of the Gull Lake and the Summer Village below. Some lots will have virtually unimpeded lake views, whereas others may have some of the neighbouring cabins within the view depending on when and where your neighbour builds his house, but will still provide ample views of the lake.

Where do we get our drinking water?
In accordance with the Summer Village regulations, each lot owner has the right to drill his own well when he requires it. Our Hydrogeology Report confirmed that aquifer that provides water to the Summer Village and surrounding area is more than large enough to provide water to everyone, and the water quality of the aquifer is exceptional.

How do we service our house for sewage?
Just like the rest of the Summer Village and surrounding developments, you are able to install a private sewage disposal system on your lot such as a pumpout tank or septic field to manage the sewage you generate. The regulations of such a system are spelled out in the Government of Alberta Municipal Affairs under The Private Sewage Sewage Disposal Systems Regulation 229/97. Specifically, you need to engage a certified sewage system installer to confirm your specific site conditions and what type of septic system will function best on your lot.

Is there natural gas serviced to our lot? Who provides the gas service at Parkland Beach?
Yes, natural gas service will be brought to the edge of your lot. Gull Lake Deer Creek Gas Co-op in Rimbey is the natural gas service provider to the area.

Is there power brought to our lot? Who provides electricity at Parkland Beach?
Yes, power will be brought to your lot. Fortis is an electricity provider to the area.

Is there telephone service brought to our lot?
Yes, telephone service will be brought to your lot. Telus provides phone service to the area.

Are there Condominium or any other services fees?
No, there are no hidden or condo fees. The development is within the Municipality of the Summer Village of Parkland Beach, and your annual taxes of approximately $770 (2009 rate) provide for garbage collection, road maintenance, maintaining the boat pier, the beach and other typical municipal services.
